How much does it cost to fix a leaning fence?
Count the posts that have let go, because that is what you are paying for. Boards and pickets seldom cause a lean. One or two bad posts make it a standard repair. When most of the posts on one run are loose, rusted through or hollowed out, rebuilding that run in one visit is cheaper than repeated trips.
Why is my fence leaning, and can it be fixed without replacing it?
It can be fixed in most cases. In Scottsdale the common reasons are wind from a monsoon outflow working the posts loose, steel posts rusted off at the soil line where drip irrigation keeps them wet, wood posts eaten by termites, and footings that were poured shallow because the digger stopped at hard caliche. Where the panels are still good, we put in new posts and hang the same panels back up.
How much does it cost to replace a rotted fence post?
One or two posts normally lands in the $300 to $900 national range. The old post and its concrete come out, the hole is taken to a proper depth, a new post goes in fresh concrete and the rails are fastened back on. It takes longer when the post is tight against a block wall, in rock or next to a saguaro. Here we generally replace a failed wood post with galvanized steel.
My gate sags and will not latch. Repair or replace?
Most of the time it is a repair. Look at the hinge side first. If that post has shifted, or the anchors have pulled out of the block, the latch drops out of line. Wood infill also shrinks in dry heat and lets the frame rack. We reset or add a steel hinge post, square and brace the frame and reposition the latch. A frame that is rusted through or split gets rebuilt.
How much does a contractor charge to fix a broken gate latch?
It counts as a minor repair, which is $100 to $300 in the national 2026 figures. Fence companies usually have a minimum trip charge, so have any other small jobs done on the same call. If the gate serves a pool, the new latch has to meet the barrier rules for height and self-latching.
My fence posts shifted after the monsoon and the gate will not close. Can they be reset?
Yes, they can. Frost heave is not the cause in Scottsdale, since the ground here does not freeze to any depth. Posts move when a hard gust loads a solid fence at the same moment heavy rain has softened the soil around a shallow footing. Straightening the post and tamping dirt does not hold. The footing is dug out, the hole is deepened into firm ground and the post is set in new concrete.
My fence line goes wavy every summer. Is it the soil or a bad installation?
On a wood fence it is mostly the lumber. Long boards and rails twist as extreme heat dries them, and they pull light posts with them. Parts of the valley floor also have clay that swells with irrigation and shrinks when it dries. Deep concrete footings and steel posts keep a line straight. If a steel fence on a block wall looks wavy, the wall itself may be moving, and that needs a mason.
A branch bent my aluminum fence. Do I need a whole new panel?
Maybe not. Fences assembled from separate rails and pickets can have single parts swapped. Factory-welded panels come out and go in as one piece. Tubular steel is different again, because a bent picket can be cut out and a new one welded in on site. Send a photo and we will say which kind you have.
